Residential Tower Development

The Group are engaged as delivery partner on this complicated £40m construction project in the heart of Canary Wharf, London.

F3MANAGE are providing professional services for :

  • Project Management
  • Cost Management
  • CDMC Services.

F3CONSTRUCT are engaged for the Construction Management and are currently on-site managing Package 1, comprising of:

  • Basement excavation
  • Piling and concrete works up to the ground floor slab, over a 48 week construction period.

The appointment for the main frame has now been awarded and the remaining packages for the envelope, M&E services, interior fit-out and associated works will following during Q3 2015.

A full site management set-up is in place and that team and those based off-site are all working closely with the design team to finalise design freeze, whilst reviewing cost, detailed procurement scheduling and phased programmes, prior to the individual package contract awards.

 

Key development data:

  • 138 Apartments in approximately 10,883 sqm NIA
  • 13,221sqm GIA of residential accommodation spread over thirteen floors
  • 805 sqm of net ground floor commercial space
  • The design is in compliance with the requirements of the London Plan, BREEAM & Code for Sustainable Homes.

The building is designed with:

  • Four stair cores
  • Two affordable cores in the centre of the building
  • Seven residential storeys flanked at either end
  • Private stair cores of 13 residential storeys on the dockside and Millharbour Road.

The site is well connected to public transport with South Quay (DLR) and Canary Wharf (DLR/Jubilee Line) stations a short walk away.

This scheme is now back on track thanks to the professional and pragmatic approach of the F3GROUP combined team
